A Quitclaim Deed is a popular way to add, remove, or transfer a title. With a Quitclaim Deed (often mistakenly referred to as a “Quick Claim Deed”) the GRANTOR offers no “guarantees” as to their ownership interest in the property or the condition of the title. Traditionally, it is used between family members or to clean up clouds on title. Basically, it says this:
I’m not guaranteeing anything, but whatever interest I may have in the property I’m giving to you. I’m off title!”
A Quitclaim Deed is used no convey title from a “Grantor” to a “Grantee”, and makes no warranties as to the Grantor’s right, title or interest in the property. As a result, it offers very little protection to the Buyer/Grantee, and is most often used between family members, or to clean up a cloud on title.
